Bed & Breakfast Accommodation

Meadowland Farm in the beautiful North Devon valley of the river Torridge is close to the villages of Dolton, Iddesleigh, Merton and Meeth. Ideally placed for RHS Garden Rosemoor, walkers and cyclists on the Tarka Trail, Stafford Moor Fishery or those just wanting a peaceful break, we are centrally located between Dartmoor and Exmoor National Parks whilst the rugged coastlines and sandy beaches of North and West Devon are never far away. For garden enthusiasts the RHS Garden is a 10-minute drive and for those seeking nature we have three Devon Wildlife Trust reserves within a 3-mile radius. Meadowland Farm is just a short drive from several local pubs serving excellent food whilst the market towns of Great Torrington, Winkleigh and Hatherleigh are also nearby.

Breakfast is served in our family dining room next to the ground floor B&B room. Whenever possible all ingredients are either home produced or sourced locally and we ask that any special dietary needs are notified in advance.

Arrival and Departure

Guests can check in between 4pm and 9pm unless they have made separate arrangements in advance. Guests are asked to vacate their bedroom by 10:30am on the day of their departure.


Payment by cash during your stay or bank transfer in advance (please contact us for details) - we are not able to process credit or debit cards.

Access Statement


Meadowland Farm is located in the countryside close to the hamlet of Langham whilst the village of Dolton with its village shop, butcher, pubs and church is only a 5-minute drive away. The farm is accessed along a 200m lane off the public road and there is ample parking on a gravelled yard area on a slight slope in front of the house. The house was originally a cob cottage and has been extended over recent years to make a comfortable 4-bedroom house. Access to the house is up two short flights of stone steps and so is not suitable for wheelchair access. 

The Accommodation

Our ground floor double room has its own external entrance door, a 5' double bed with 2 bedside tables, a 2-seater sofa, antique pine coffee table, chest of drawers and wardrobe. There is a modern TV, tea/coffee making equipment and a central heating radiator. The modern en-suite shower room has a basin, toilet, heated towel rail and a shower enclosure measuring 1200 x 900mm. 

The first floor twin room has two 3' divan beds with 2 bedside tables, a 2-seater sofa, coffee table, chest of drawers and wardrobe. There is a modern TV, tea/coffee making equipment and a central heating radiator. The dedicated bathroom is immediately next door to the bedroom and has a basin, toilet and bath with shower overhead.

The Grounds

Guests are welcome to walk on our land so long as they keep gates closed and do not interfere with the livestock. Guests must take special care when walking near the river bank as the river can be deep and fast-flowing at certain times of the year.


Strictly no smoking anywhere within the house.


We do not allow guests to bring pets as we have many other animals around the house and farm.
